Bell <br /> Request: A-3a to FA-la <br /> Tax Map Key: 6-4-2:148 <br /> <br /> The Planning Commission, after a duly held public hearing on April 17, 1998, voted to <br /> recommend for your approval the proposed legislative bill to change the district classification <br /> for approximately 3.00 acres of land from Agricultural (A-3a) to Family Agricultural (FA-1a). <br /> The property is located on the south side of Mamalahoa Highway across from the Nam <br /> Waimea Subdivision, Puukapu Homesteads, Waimea, South Kohala, Hawaii. <br /> <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> <br /> In order to consider an area for any type of zoning designation, the applicable <br /> goals, policies and standards of the General Plan must be adequately addressed. It is <br /> only through such a comprehensive policy analysis approach that evaluations and <br /> decisions can be made to better time and stage developments to achieve quality growth <br /> determined by the General Plan and related planning documents. The implications of <br /> these evaluations and decisions must also be considered as they may have an impact on <br /> other similar areas in the County. <br /> <br /> The proposed Change of Zone from an Agricultural (A-3a) to Family <br /> Agricultural (FA-la) zoned district would conform to the following goals, policies and <br /> standards of the Land Use and Agriculture Elements of the General Plan: <br />
