County Zoning <br /> <br /> The County zoning of the subject area is Single Family Residential (RS-15). <br /> If the RS-7.5 zoning is approved, the site would be subdivided in a manner <br /> meeting with the Subdivision Code. However, there may be a need for a side <br /> yard setback variance from the 8-foot setback requirement of the Zoning <br /> Code. <br /> <br /> E. Other Permitting Considerations <br /> <br /> The site is not located within the County Special Management Area (SMA). <br /> As such, no SMA Use Permit would be required. <br /> <br /> However, as noted earlier, other permits would still be required. These would <br /> be subdivision approval and possibly a zoning setback variance. <br /> <br /> V. ENVIRONMENTAL CONSIDERATIONS <br /> <br /> A. General Description <br /> <br /> The elevation of the site is approximately to five hundred (500) feet above <br /> mean sea level. <br /> <br /> The mean annual rainfall in this area ranges between 125 and 175 inches. The <br /> wetter months tend to occur between October through April. The mean <br /> annual temperature is about seventy five (75) degrees Fahrenheit, with the <br /> warmer months during the summer. <br /> <br /> The parcel is rectangular in shape. When viewed from Maunakai Street, the <br /> property has a width of 200 feet and length of 100 feet. Both dwellings have <br /> access from Maunakai Street. <br /> <br /> <br /> B. Soils and Topography <br /> The topography of the site is fairly level, although there is a less than two (2) <br /> <br /> 2 percent slope running in a southerly to northerly direction. <br /> <br /> <br /> 3 <br />
