The anticipated cost of the structure and <br /> associated improvements is $350,000. <br /> <br /> F. It is anticipated that the number of employees for the facility will be <br /> between 15 to 20, depending on final negotiations with tenants. <br /> G. Parking for the proposed uses will be provided on site. Actual parking <br /> requirements will be determined at the time of Plan Approval. Based on <br /> <br /> the standards in the zoning code, Section 25-4-51 (a) (3), the 4,500 sf <br /> building will require 15 parking stalls. <br /> H. The project site is served by both the Akoni Pule Highway and Kynnersley <br /> Road. These two access points will allow an efficient traffic pattern that <br /> <br /> will minimize impacts to either of the two roadway systems. <br /> 1. The site will be serviced by in 8" waterline on Akoni Pule Highway, <br /> fronting the north side of the site. <br /> <br /> J. Electrical service and cable service will be provided to the site via overhead <br /> lines on Akoni Pule Highway fronting on the north side of the site. <br /> <br /> B. CONFORMANCE WITH STATE/COUNTY PLANS <br /> <br /> 2. The State Land Use designation for the site is Urban. The applicant believes <br /> that the proposed change of zone is consistent with the State Land Use <br /> Designation of Urban and fits well with the surrounding commercial uses. <br /> 3. The applicant believes the proposed use is consistent with applicable <br /> <br /> goals/policies and objectives of the General Plan: <br /> <br /> The applicant believes that the proposed change is consistent with the goals <br /> <br /> policies and standards of the Economic element of the General Plan. <br /> <br /> Provide residents with opportunities to improve their quality of life. <br /> <br /> <br /> The County of Hawaii shall strive for diversity and stability in its economic <br /> system. <br /> <br /> The County of Hawaii shall strive for diversification of its economy by <br /> <br /> strengthening existing industries and attracting new endeavors. <br />
