Economic Impacts <br /> The requested zoning itself would have a positive economic impact by creating new jobs. <br /> <br /> There should be minimal real property tar consequences for surrounding properties, <br /> considering the existing commercial activity currently in operation. <br /> <br /> VII. INFRASTRUCTURAL CONSIDERATIONS <br /> <br /> A. Road <br /> The subject site fronts on Kanoelehua Avenue, which is a State of Hawaii highway. <br /> <br /> Kanoelehua Avenue has a right of way of one hundred twenty-five (125) feet; it has four <br /> lanes. Fronting the site, there is a graveled shoulder approximately eight (S) feet wide. <br /> There are currently no sidewalks in this area; however, let it be noted that sidewalks are in <br /> the process of being installed along Kanoelehua Avenue in front of this site. <br /> B. Water <br /> <br /> The County water fine fronts the subject site. The site is serviced by a standard 314 inch <br /> meter. Should there be a need to upgrade this meter to accommodate the commercial use, <br /> the applicant will make such an upgrade. <br /> <br /> C. Wastewater <br /> <br /> There is no sewerline fronting the subject site along Kanoelehua Avenue. <br /> <br /> D. Solid Waste <br /> Solid waste will be handle through a commercial banter into authorized landfill sites. Given <br /> the proposed use, the anticipated volume should not be significant. Further toxic or related <br /> chemical waste would be minimal, if at all, as they would only be standard commercial <br /> waste associated with a convenience store, or retail outlets. <br /> E. Other Government Services <br /> <br /> As this area is already part of the Hilo urban area, it is already being serviced. No extension <br /> of government services would be required. The Police Station is located less the 3 miles <br /> away, and there are two fire stations (Central and Waiakea) that are within five (5) minutes <br /> of the site. <br /> There would be no impacts to schools, parks, and other related facilities. <br /> <br /> F. Other Utilities <br /> <br /> All other utilities such as telephone, electrical, and gas services, are available to the site. <br /> <br /> VIII. IMPACT SIGNIFICANCE ANALYSIS <br /> <br /> C.
