High Density Urban Development allows <br /> <br /> for commercial, multiple residential and related services (general and office <br /> commercial; multiple residential - up to 87 units per acre), and Urban Expansion <br /> <br /> allows for a mix of high density, medium density, low density, industrial and/or open <br /> designations in areas where new settlements may be desirable. <br /> <br /> 10. Kona Regional Plan: The Kona Regional Plan land use concept map designates the <br /> subject area for General Commercial uses. <br /> <br /> 11. Kailua Village Special District: Not Applicable. <br /> 12. Keahole to Kailua Plan: The property is outside the study area of the Keahole to <br /> <br /> Kailua Development Plan. However, the land use plan does identify the property for <br /> <br /> Urban Expansion. <br /> 13. County Zoning: The property is currently zoned Agricultural-5 acre (A-5a). <br /> <br /> 14. SMA: The property is not situated within the Special Management Area. <br /> DESCRIPTION OF SUBJECT PROPERTY AND SURROUNDING AREA <br /> <br /> 15. Property: The subject parcels has a total area of approximately 137.91 acres of which <br /> 17.060 acres are proposed for rezoning. The property is rectangular shaped. The site <br /> <br /> is located adjacent to the Crossroads development, mauka of Queen Ka'ahumanu <br /> Highway and approximately 180 feet east of Henry Street. The property is vacant of <br /> <br /> any structures. The Great Wall of Kuakini extends along the western boundary <br /> between the project site and the adjacent Crossroads development. <br /> <br /> 16. Surrounding Zoning/Land Uses: Lands in the vicinity of the project area are zoned <br /> <br /> CG-20, A-5a and RS-7.5. The Crossroads development is situated to the west; a single <br /> family dwelling, baseyard, and the Queen Liliuokalani Trust lands are to the north; to <br /> <br /> the southwest is the Lanihau Shopping Center; and to the east and south is a vacant <br /> parcel and Malulani Gardens Subdivision. <br /> <br /> 17. FIRM: Portions of the property at the southwestern comer are located within the <br /> Keopu Drainageway, Zone A, areas inundated by 100-year flood.
