PC-152 Page 2 Octobar 20, 1998 <br /> The subject property is located within Zone "X", which is outside the 500-year Flood plain. <br /> All essential utilities and services are available to the subject property. Water is available to the site <br /> from an existing 6-inch waterline along Volcano Highway that is limited to a maximum allotment of 600 <br /> gpd or one unit of water. Wastewater is disposed of into an existing cesspool. <br /> The applicant fielded questions from Your Committee and responded accordingly. He explained that <br /> although the application was submitted in 1991, it got lost in the process and when it was discovered, the <br /> Planning Department asked the family if they wanted to continue the process and they agreed to do so. <br /> He also explained that they are current with their real property taxes. <br /> <br /> Your Committee mentioned the possibility of subdividing the subject property into 7-acre parcels instead <br /> of 5-acre parcels, but because the Planning Commission recommended the 5-acre parcels there was no <br /> further discussion and the issue was dropped. <br /> Your Committee concurs with I he Planning Commission and the Planning Director for recommending a <br /> <br /> favorable consideration for the change of zone request. <br /> <br /> Your Committee on Planning is in accord with the intent and purpose of Bill No. 30A, and recommends it <br /> <br /> pass first reading. <br /> Respectfully submitted <br /> - COMMITTEE OT~~LA ING <br /> / <br /> X B $ JEAN LEITHEAD-TODD, CHAIR <br /> PC REPORT NO. 152 <br /> X ADOPTED: NOV t 6 '1998 <br /> <br />
