Yamashiro per Communication No. 877, dated May 29, 1998, regazding the change of zone <br /> request by Bruce Hansen at Waiakea, South Hilo, Hawaii, TMK: 2-2-35:59 and 101, reports as <br /> follows: <br /> Bill No. 259 amends Section 25-8-33 (City of Hilo Zone Map), Article 8, Chapter 25 (Zoning <br /> Code) of the Hawaii County ('ode, by changing the district classification for approximately <br /> 21,050± square feet of land from a Single Family Residential (RS-10) to a Limited Industrial <br /> (ML-10) zoned district. <br /> The applicant is requesting the change of zone to relocate his contracting business, Concept <br /> Development, from its current site on Waianuenue Avenue to the subject property. He is <br /> presently leasing space for its business operations, but will be in a better position to control costs <br /> by establishing his business on his own property. The renovation of the older existing dwelling <br /> on the subject property will also serve as a showcase for the company's specialty work in <br /> restoring older buildings. <br /> The subject property consists of two separate parcels with access along the west side of <br /> Kanoelehua Avenue, a State highway, approximately 200 feet south of Hualani Street in the <br /> Waiakea House Lots. Pazcel 59 is approximately 11,050 square feet in size, and Parcel 101 is a <br /> flag lot approximately 10,000 squaze feet in size. The 3,850 square foot existing dwelling on <br /> Pazcel 59, which fronts Kanoelehua Avenue will be remodeled and converted to office space. <br /> This structure will serve as the principal office for the applicant's business, while the remaining <br /> available office space will be rented. The carport and approximately 1,000 square feet of the <br /> existing 2,420 square foot dwelling on Parcel 101 will be demolished, and the remaining 1,420 <br /> square feet of floor area will be utilized as the construction baseyard to serve as a wazehouse and <br /> storage facility for Concept Development. A total of 16 pazking spaces, including one <br /> handicapped stall, aze proposed. The Department of Public Works recommended the <br /> consolidation of Pazcels 59 and 101 because Parcel 101 is too narrow for acceptable two-way <br /> commercial vehicular traffic. <br /> Adjacent lands to the north, west and south are zoned RS-10 and in single family uses. There are <br /> pazcels zoned ML-20 approximately 1,090 feet to the north. Approximately 350 feet to the south <br /> along Kanoelehua Avenue aze pazcels zoned ML-20. <br /> According to the Flood Insurance Rate Map (FIRM), the subject property is located within <br /> Zone "X", an area determined to be outside the 500-year flood plain. <br /> PC Report 127 <br /> <br />
