According to the General Plan Land Use Pattern Allocation Guide Map, this parcel is designated <br /> Industrial. This Industrial designation extends along Kanoelehua Avenue from Kuawa Street <br /> (makai) to Puainako Street (mauka), including azeas on the east side of Kanoelehua Avenue. The <br /> subject property is not within the Special Management Area boundary. <br /> The Hilo Community Development Plan (CDP) Zone Guide Map adopted by Resolution in 1975 <br /> by the Planning Commission recommended that the area be maintained as RS-] 0, Since then, <br /> there has been an increased demand for additional industrial-zoned ]ands as reflected in the <br /> vazious change of zone requests approved along Kanoelehua Avenue and Kalanikoa Street. <br /> The project site is situated within close proximity to schools, commercial azeas, employment <br /> centers and public safety services. The project site is located approximately two miles from the <br /> Hilo urban center where police, fire and emergency medical services are available. <br /> Since there aze single family residences adjacent to the subject azea, to mitigate any potential <br /> noise and visual impacts, it is recommended that a landscaping buffer be established along the <br /> side and rear property boundaries. According to the applicant, plans shall include a 4-6 foot wide <br /> landscaping buffer along the southern boundary and the portion of the northern boundary not <br /> occupied by the driveway.
