The adjoining pazcels aze zoned A-20a and classified within the State Land Use Agricultural <br /> zoned district. On June 9, 1994 one pazcel along the north side of Mamalahoa Highway was <br /> rezoned from A-20 to A-3a. Surrounding land uses include various single-family residential and <br /> agricultural uses. <br /> Access to the project site is off Kamaoa Road, which has right-of--way widths that vary between <br /> 25-40 feet with a 16 to 18-foot wide pavement. <br /> Water is available to the subject property; however, according to the Department of Water <br /> Supply, if the paid water commitment expires, existing water facilities cannot support the <br /> proposed subdivision. <br /> The Agricultural Lands of Importance to the State of Hawaii (ALISH) System have rated the <br /> land as "Unclassified". Soils within the subject property aze classified as Punaluu extremely <br /> rocky peat which consists ofwell-drained, thin organic soils over pahoehoe lava bedrock. <br /> Runoff is slow and the erosion hazazd is slight. The elevation of the property is about 1,350 feet <br /> above sea level.
