"Unique" agricultural <br /> land is defined as "land that has the special combination of soil quality, location, growing season, <br /> moisture supply, and is used to produce sustained high quality and or high yields of a specific <br /> crop when treated and managed according to modern farming methods." <br /> Your Committee concurs with the Planning Commission and the Planning Director for <br /> recommending a favorable consideration for the change of zone request with the following <br /> reasons: <br /> 1. The zone request conforms with the goals, policies and standards of the <br /> General Plan. <br /> 2. The zone request is consistent with General Plan Land Use Pattern Allocation <br /> Guide (LUPAG) Map which designates the area for Medium Density Urban <br /> Development. <br /> 3. The zone request is consistent with the Kona Regional Plan which designates <br /> the subject area for Village Commercial uses. <br /> Your Committee amended Bill No. 185, via C-647.02, with minor grammatical amendments and <br /> standazd language used in similar zonings.
