Yamashiro per Communication No. 329, dated May 20, 1997, regarding the State Land Use <br /> Boundary Amendment by Brian McCourt at Kalaoa 4th, North Kona, Hawaii, TMK: 7-3-5:104, <br /> reports as follows: <br /> Bill No. 94 amends the State Land Use Boundaries Map, H-7 for the County of Hawaii, by <br /> changing the district classification for approximately 1.00 acre of land from the Agricultural to <br /> the Urban District. <br /> The subject property is located on the makai side of Mamalahoa Highway and north of Kona <br /> Palisades subdivision, Ke'oke'o and Holu Streets, where the applicant proposes to subdivide the <br /> property into two lots. <br /> Concurrently, the applicant is also requesting a change of zone for the subject property from an <br /> A-la designation to a RS-15 designation. <br /> The subject property, an irregulaz shaped lot, is fully developed with two existing residential <br /> dwellings. Therefore, no archaeological sites would be present on the subject property. <br /> Access to the subject property is from the privately-owned Kebke'o Street access, having a 50- <br /> foot wide right-of--way with a 20-foot wide pavement, which connects to Ka'iminani Drive. <br /> Access is also from Holu Street which connects to Ahikawa Street within the Kona Coast View <br /> Subdivision. Ka'iminani Drive, which serves as the primary mauka-makai connector road <br /> between Hawaii Belt Road and Queen Ka'ahumanu Highway, has a 60-foot wide right-of--way <br /> with 24-foot wide pavement. <br /> Soils within the subject property have been classified as "E" or Very Poor for agricultural <br /> <br /> productivity by the Land Study Bureau's Detailed Land Classification System and the soils <br /> <br /> within the subject property aze unclassified by the Agricultural Lands of Importance to the State <br /> <br /> of Hawaii (ALISH) system. <br /> Water is provided to the subject property by an existing 6-inch county waterline along Ke'oke'o <br /> Street fronting the subject property. <br /> <br /> Adjacent lands immediately to the north, east, west and southeast of the subject property aze <br /> zoned A-1 a and A-Sa.
