Bishop Estate at Kahaluu, North Kona, Hawaii, TMK 7-8-] O:Portion of 4, reports <br /> as follows: <br /> Bill No. 391 amends Section 25-87 (North Kona Zone Map), Article 3, Chapter 25 (Zoning <br /> Code) of the Hawaii County Code by changing the district classification for approximately <br /> 10.375 acres of land from Unplanned (U) to a Village Commercial (CV-7.5) zoned district. <br /> The subject property is located to the northeast (mauka) of the Keauhou-Kona Convenience Store <br /> and Shopping Village -Increment II where the applicant proposes to construct an office complex <br /> which would tie in with the existing Keauhou Shopping Village. The preliminary design concept <br /> for the proposed development consists of a garden office complex consisting of four two-story <br /> buildings centered around a pedestrian courtyard. The buildings will have approximately <br /> 130,000 square feet of gross floor area. <br /> Bill No. 391 passed first reading by the Council on March 6, 1991 and was referred back to the <br /> Planning Committee for further discussion. Additional time was requested by the applicant to <br /> resolve an overall curb, gutter and sidewalk plan that would be acceptable to both the County and <br /> the applicant. <br /> Concurrently, the applicant went through a reorganization and has now refocused on its proposed <br /> development. <br /> Primary access to the subject property would be from Kamehameha III Road, which is a county <br /> road having a 100-foot wide right-of--way and serves as a secondary arterial. <br /> Water is available to the subject property and sewage will be disposed of at the Heeia sewage <br /> <br /> treatment plant. <br /> <br /> The subject property is affected by three archaeological sites: a trail, a planting area, and a larger <br /> <br /> planting area. The planting areas were evaluated as being significant for their informational <br /> <br /> content. The trail was evaluated as being significant for its informational and cultural content. <br /> <br /> Based on the Cultural Resource Management Plan for Keauhou, further data recovery work is <br /> <br /> recommended. <br /> YC REPORT NO. 51 <br /> <br />
