Yamashiro per Communication No. 16Q dated February 1:~ 1997, regarding the change of <br /> zone request by Exchange Properties Corporation at Kaloko, North Kona, Hawaii, <br /> TMK: 7-3-24:12, reports as follows: <br /> Bill No. 46 amends Section 25-8-2 (North & South Kona District Zone Map), Article 8, <br /> Chapter 25 (Zoning Code) of the Hawaii County Code, by changing the district classification for <br /> approximately 22.15 acres of land from an Agricultural (A-20a) to a Family Agricultural (FA-3a) <br /> zoned district. <br /> The subject property is located in the Kaloko Mauka Subdivision at the 2,200 foot elevation <br /> along the south side of Kaloko Drive where the applicants intends to subdivide the property into <br /> seven lots of 3 or more acres each to build a residence on one and offer six to purchasers. <br /> Access to the subject property is Kaloko Drive which is the subdivision's primary roadway with <br /> an 80-foot right-of--way with 22-foot wide pavement and 8-foot grass shoulders. <br /> Soils within the subject property have been classified as "E" or Very Poor for agricultural <br /> productivity by the Land Study Bureau's Detail Land Classification System and the Agricultural <br /> Lands of Importance to the State of Hawaii (ALISH) system classifies the soils within the subject <br /> property as "Unique Agricultural Lands." <br /> The subject property was cleared and planted to pasture grass approximately twenty years ago. It <br /> was never grazed and is presently covered with ohia, silver oak, Christmas berry, guava, and a <br /> variety of grasses and weeds. Wildlife seen within the subject property consists of turkeys, <br /> hawks (I'o), Chinese pheasant and other forest birds. <br /> An archaeological investigation of the Ktdoko ahupua'a was conducted by Huehue Ranch who <br /> developed Kaloko Mauka Subdivision. According to the application, archaeological sites may be <br /> located within the subject property. <br /> Fifty percent of the area of each parcel will be retained in forest and upland wildlife habitat and <br /> the balance will be used for a residence and a variety of agricultural activities including orchard, <br /> ornamental flowers, a vegetable gvden and other compatible uses. <br /> PC REPORT NO. 33 <br /> <br />
