PC- 3 3 Page 2 March 6, 1997
Water is provided Co the subject property by a 4-inch county water line which fronts the subject
property.
The subject property is located in the Critical Wastewater Disposal Area where any development
on these lots would require all wastewater to be disposed into a septic tank system.
The subject property has no severe geological or topographical problems which cannot be
properly rectified or which would render the land unusable.
The subject property, which is vacant. is surrounded by A-3a and 20 acre zoned lands. However,
an increasing number of parcels are being affected with condominium property regimes.
Your Canmittee concurs with the following reasons by the Planning Commission and the
Planning Director for recommending a favorable consideration for the change of zone request:
I. The zone request is conforms to the goals, policies and standards of the General
Plan.
2. The zone request conforms to the General Plan's Land Use Pattern Allocation
Guide (LUPAG) Map which designates the area as Orchards.
3. All essential services and utilities, including water, wastewater and roadways will
be provided.
Your Committee amended Bill No. 46 by including language used consistently in similar zoning
bills within the Kaloko Mauka Subdivision.
Your Committee on Planning is in accord with the intent and purpose of Bill No. 46, Draft 2, and
recommends that it pass first reading.
CES
AYES NOES A&E EX Respectfully submitted
LenttEAO-T000 X COMMITT N P NING

TYLER

CHUNG - (Q~ _

REYNOE~s X BY JEAN LF.ITHEAD-TODD, CHAIR

SANTANGELO X

sMITU x PC REPORT NO. 3 3

YAGONC x ADOI''fED: MAR 19 1997

ARAKAKI L'.O.
