BH (Rainforest WaterS LUREZ.mjc-12/1/08 <br />COUNTY OF HAWAII PLANNING DEPARTMENT <br />BACKGROUND REPORT <br />HAWAIIAN RAINFOREST WATER COMPANY, LLC <br />STATE LAND USE BOUNDARY AMENDMENT APPLICATION (SLU 08-000021) <br />CHANGE OF ZONE APPLICATION (REZ 08-000085) <br />HAWAIIAN RAINFOREST WATER COMPANY, LLC has submitted applications <br />for a State Land Use Boundary Amendment from Agricultural to Urban and a Change of Zone <br />from Agricultural - 20 acres (A -20a) to Limited Industrial - 1 acre (ML -1 a) for approximately <br />10.373 acres of land. The properties are located in the southeast corner of the E. Milo Street <br />Extension/ Railroad Avenue junction and approximately'/ mile east of the Keaau-Pahoa Bypass <br />Road in Keaau, Puna, Hawaii, TMK: 1-6-003:018 and 023. <br />PROPOSED ACTION <br />Request: A State Land Use Boundary Amendment from Agricultural to Urban and a <br />Change of Zone from Agricultural - 20 acres (A -20a) to Limited Industrial - 1 acre (ML - <br />1 a) for two contiguous parcels consisting of approximately 10.3 73 acres of land. The <br />applicant intends to renovate the eight (8) existing warehouses on the properties and use <br />some of the warehouses as a water and tropical fruit beverage bottling plant and <br />rent/lease the remaining warehouses to area businesses for limited industrial and related <br />uses. The warehouses have a combined floor area of 56,658 square feet. The applicant is <br />in the process of drilling a well on the site to provide potable water to the water and <br />tropical fruit beverage bottling operation. Hours of Operation: 7:00 a.m. to 5:00 p.m. daily, but may vary depending on tenant <br />needs. <br />3. Construction Timetable and Cost: The project will be developed in phases based upon <br />demand for industrial space, pursuant to the overall master plan reflected in Figure 3 of <br />the application.
