<br /> <br /> <br /> <br /> ,•e <br /> <br /> BM insonRHZmj c-2/4/09 <br /> <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> BACKGROUND REPORT <br /> <br /> WILLIAM AND DIXIE MINSON <br /> CHANGE OF ZONE APPLICATION (REZ 08-89) <br /> <br /> WILLIAM AND DIXIE MINSON have submitted an application for a Change of Zone <br /> from Limited Industrial - 1 acre (ML-1 a) to Industrial-Commercial Mixed - I acre (MCX-1a) for <br /> <br /> approximately 1.37 acres (59,669 square feet) to allow a variety of industrial/commercial uses. <br /> The property is located between Hina Lani Street and Olowalu Street, bounded on the east by <br /> <br /> Kamanu Street, Kaloko Light Industrial Subdivision, North Kona, Hawaii, TMK: 7-3-51:65. <br /> PROPOSED DEVELOPMENT <br /> <br /> 1. Request: Change of zone from ML-la to MCX-1 a for approximately 1.37 acres to allow <br /> the development of a variety of industrial and commercial uses within a two-story <br /> <br /> building. The applicant intends on developing the property by constructing an <br /> approximately 37,000 square-foot, two-story "shell" of a building, in three phases. <br /> <br /> Construction of Phase I has been completed and consists of approximately 7,983 square <br /> feet of space and parking. This space is currently being leased to multiple tenants for <br /> <br /> industrial/ warehouse uses. Upon completion of phases II and III the "shell" building will <br /> accommodate approximately 29,322 square feet of space to be leased for commercial and <br /> <br /> industrial uses, approximately eighty-three (83) parking stalls, landscaping, and related <br /> site infrastructure including aerobic wastewater treatment systems and drywells to <br /> <br /> accommodate on-site drainage. Interior improvements to the building will be made by <br /> each tenant. (Planning Department Exhibit 1 - Change of Zone application) <br /> <br /> 2. Reason for Request: The applicant is requesting a change of zone to provide leased <br /> space for diversified business and employment opportunities by permitting a broad range <br /> <br /> of uses, including commercial uses. The applicant believes the location of the property, <br /> <br /> being visible from three roadways, is ideal for a mix of industrial and commercial uses. <br /> 3. Project Timetable: Phase I was completed in March 2008.
