The property is rectangular shaped with three existing <br /> single family dwellings and other related improvements. <br /> <br /> 13. Surrounding Zoning/Land Uses: Lands to the east and west are zoned Neighborhood <br /> Commercial (CN-7.5). Surrounding land are zoned Agricultural (A-5a). To the south <br /> <br /> is the Department of Hawaiian Home Lands Kuhio Village and several non-conforming <br /> subdivisions to the east with lots between 7,500 to 10,000 square feet. Uses include <br /> <br /> various single-family residential, commercial and agricultural uses. <br /> 14. FIRM: Most of the subject property is located within Zone X, area determined to be <br /> <br /> outside the 500-year flood plain, the remainder portion of less than an acre near the <br /> highway is within the flood plain of Lanimaumau Stream. It is classified as Zone A, <br /> <br /> which are areas subject to inundation by the 100-year flood. <br /> 15. Agricultural Lands of Importance to the State of Hawaii (ALISH) System: A <br /> <br /> portion of the subject property located within 100 to 200 feet from the Mamalahoa <br /> Highway are classified as existing urban development. Immediately mauka of the <br /> <br /> existing urban area are areas classified as "Other Important Agricultural lands". <br /> <br /> 16. U.S. Soil Survey: There are two types of soil on the subject property. The soils <br /> nearest the highway are classified as Kikoni very fine sandy loam (KXC). This soil is <br /> <br /> very dark brown very fine sandy loam about 6 inches thick. The subsoil is about 44 <br /> inches thick and consist of dark-brown and dark, reddish-brown very fine sandy loam <br /> <br /> and silt loam. The surface layer is neutral, and the subsoil is mildly alkaline. The <br /> surface is extremely stony in places. <br /> <br /> 17. Land Study Bureau's Detailed Land Classification System: Soils within the subject <br /> property are classified as "B" (Good), portion fronting Mamalahoa Highway, and "C" <br /> <br /> (Fair), remainder of the property, for agricultural productivity. <br /> 18. Flora/Fauna Resources: According to the applicants' Environmental Report, "...No <br /> <br /> rare, threatened or endangered species as listed by the U.S. Fish and Wildlife Service <br /> <br /> are present on the parcel, nor are there unique or valuable wildlife habitats." <br /> 19.
