Cardin <br /> <br /> TAX MAP KEY: (3) 7-3-25:15 <br /> Kaloko, North Kona; Hawaii <br /> <br /> A. SUBJECT REOUEST <br /> <br /> 1. Details of Proposed Use/Development: <br /> <br /> a. Project Description: The subject property is a 21.961 acre rectangular <br /> shaped parcel located on the north side of Kaloko Drive at <br /> approximately the 2500 elevation. It is identified as Lot 3, Block 4, <br /> Increment 1, Kaloko Mauka Subdivision, North Kona. The property is <br /> heavily forested with slopes of 20%.The mean annual rainfall according <br /> to USGS Report R-47 is approximately 70 inches. <br /> <br /> <br /> b. Statement of objectives and reasons for the request: The owners <br /> propose to create five lots in sizes varying from 3.01 acres to 5.369 <br /> acres. The applicants intend to build a home on one of the parcels and <br /> the other four lots will be offered to prospective purchasers for use as <br /> family farms. The specific uses will be determined by the individual <br /> buyers and are expected to replicate those activities and uses of other <br /> nearby properties, i.e. natural forest, orchard, garden, nursery, wildlife <br /> habitat, and open space. <br /> <br /> The applicants initially planned to create seven three-acre lots on the <br /> site consistent with the previously approved proposals for the neighboring <br /> properties on each side of the subject property. The applicants <br /> subsequently met with Mr. Norm Bezona, a retired agricultural extension <br /> officer and neighbor, who has expressed concerns about the integrity of the <br /> forest environment at public hearings on other re-zoning proposals in the <br /> immediate area. After this meeting the applicants amended their plans to <br /> accommodate some of Mr. Bezona's concerns and now propose the five <br /> lot configuration shown on the site plan. This configuration creates only <br /> two three-acre parcels along the road and the other three lots are five acres <br /> or larger. The applicants believe that this configuration allows for <br /> maximum preservation of the forest environment away from the roadway, <br /> while still allowing them to realize the economic potential of the property. <br /> <br /> c. Number of acres: 21.961 acres are covered by this request. <br />
