The property <br /> is located along the northeast corner of the Kekuanaoa Street-Laukapu Street intersection, <br /> <br /> diagonally across from the Big Island Candies complex, Waiakea Houselots la` series, Waiakea, <br /> South Hilo, Hawaii, TMK: 2-2-35: 1 and 103. <br /> <br /> PROPOSED ACTION <br /> 1. Request: Change of zone from RS-10 to MCX-20 to allow the relocation ofNoris <br /> <br /> Saimin and Snacks Restaurant to the site. The proposed two-story structure will be <br /> <br /> approximately 35 feet high, with the first floor to be used for the restaurant, and the <br /> second floor for office and storage space. (Planning Department Exhibit 1- Change of <br /> <br /> Zone application) <br /> 2. Reasons for the Request: The applicants currently operate a restaurant and snack shop <br /> <br /> (Noris Saimin and Snacks) in a rented space at 688 Kinoole Street. Due to their desire to <br /> improve customer service and operate on their own property, the applicants searched for <br /> <br /> another site to relocate their restaurant. The current site has limited parking and visibility. <br /> The new site was selected due to its proximity to the airport, greater visibility and <br /> <br /> convenience to restaurant and snack (omiyage) shop patrons. <br /> 3. Landowners: Beth-An and Cary Nishijima. <br /> <br /> STATE AND COUNTY PLANS <br /> 4. State Land Use Designation: Urban. <br /> <br /> 5. General Plan LUPAG Map: Industrial. <br /> 6.
