TREVOR RODRIGUES has submitted an application for a Change of Zone from <br /> Single-Family Residential 10,000 square feet (RS-10) to Industrial-Commercial Mixed 20,000 <br /> <br /> square feet (MCX-20) for approximately 45,800 square feet of land. The property is located at <br /> the northeast corner of Kawili Street and Laukapu Street, Waiakea, South Hilo, Hawaii, TMK: 2- <br /> <br /> 2-50: 43. <br /> PROPOSED DEVELOPMENT <br /> <br /> 1. Request: Change of zone from RS-10 to MCX-20 to relocate a veterinary clinic (Aloha <br /> Veterinarian Center) to the property. (Planning Department Exhibit 1- Change of <br /> <br /> Zone application) <br /> <br /> 2. Reasons for the request: The current lease for the clinic expires in 2012, and the <br /> applicant prefers to relocate to the subject site. The applicant plans to construct a <br /> <br /> veterinary clinic, as well as two additional buildings for commercial office and warehouse <br /> space in the future. The site plan indicates a split-level, two-story structure for the clinic. <br /> <br /> The second floor consisting of 7,992 square feet would be used for the clinic, and the <br /> lower area consisting of 2,592 square feet is proposed for the kennel. The applicant plans <br /> <br /> to construct two additional structures for office, warehouse, or other permitted uses in the <br /> MCX zone. Tentatively, these structures would be approximately 3,280 square feet and <br /> <br /> 3,510 square feet in size. Preliminary site plans show 33 parking stalls for the veterinary <br /> clinic. Additional parking will be provided for the two future structures, as necessary. <br /> <br /> 3. Timetable and Cost: The applicant plans to commence construction within 12 to 18 <br /> months before the expiration of the lease in 2012, at an estimated cost of $800,000 for the <br /> <br /> clinic. <br /> 4.
