Proposed MCX Zoning: The purpose of the MCX (industrial-commercial mixed use) <br /> district is to allow mixing of some industrial uses with commercial uses. The intent of this <br /> <br /> district is to provide for areas of diversified businesses and employment opportunities by <br /> permitting a broad range of uses, without exposing non-industrial uses to unsafe and <br /> <br /> unhealthy environments. This district is intended to promote and maintain a viable mix of <br /> light industrial and commercial uses. <br /> <br /> • Height limit - 45 feet. <br /> <br /> • Minimum yards - front yards 20 feet, side and rear yards, none, except where the <br /> adjoining building site is in a RS, RD, RM or RCX zoned district. Where the side <br /> <br /> or rear property line adjoins the side or rear yard of a building site in a RS, RD, <br /> RM or RCX zoned district, side or rear yard must conform to the side or rear yard <br /> <br /> requirements for dwelling use of the adjoining district <br /> STATE AND COUNTY PLANS <br /> <br /> 11. State Land Use Designation: Urban. <br /> <br /> 12. GP LUPAG Map: Urban Expansion Area. <br /> 13. County Zoning: Project District (PD). The PD zone is intended to provide for a flexible <br /> <br /> and creative planning approach rather than specific land use zone designations. It also <br /> allows for flexibility in location of specific uses and mixes of structural alternatives. The <br /> <br /> planning approach would establish continuity in land uses and designs while providing for <br /> a comprehensive network of infrastnxctural facilities and systems. A variety of uses as <br /> <br /> well as open space, parks, and other project uses are intended to be in accord with each <br /> individual Project District objective. The minimum land area required for a Project <br /> <br /> District is fifty acres. <br /> 14. The Kona Community Development Plan: The Kona CDP, adopted by Ordinance No. <br /> <br /> 08 131 on September 25, 2008 identifies the Palamanui project as located within the Kona <br /> Urban Area. <br /> <br /> 15. The Keahole to Kailua Development (K to K) Plan: The Keahole to Kailua <br /> Development Plan adopted by Resolution No. 296 91 on April 3, 1991 designates the <br /> <br /> property for residential uses.
