The property is <br />located along the west side of Kalanikoa Street, approximately 100 feet north of the intersection <br />of Kalanikoa Street and Hualani Street, Waiakea Houselots, 151 Series, Waiakea, South Hilo, <br />Hawai `i. <br />The Conunission concurs with the following Planning Director's reasons for recommending <br />favorable consideration of the change of zone: <br />The applicants are requesting a change of zone from Single-Family Residential - <br />10,000 square feet (RS-10) to Industrial-Commercial Mixed - 20,000 square feet (MCX- <br />20). The applicants' tentative development plans include constructing an approximately <br />7,800-square foot steel building containing six bays of warehouse storage space and three <br />units of office space. However, approval of the change of zone request would allow <br />various light industrial and commercial uses that are permitted on MCX-zoned lands. <br />The applicants intend Co provide the local entrepreneur with an affordable location for a <br />business establishment or warehouse storage space. <br />Hawaii County is an Egual Opportunity Provider and Employer <br />
