<br />(- <br /> <br />( <br /> <br />COUNTY ENVIORNMENTAL REPORT <br />COUTYREZONING REQUEST (A-3a to FA-la) <br />EDWARD NAGATA <br />W AIAKEA HOMESTEADS, SOUTH HILO, HA WAIl <br />TAX MAP KEY 2-4-031-008 <br /> <br />I. <br /> <br />A. <br /> <br />SUBJECT REQUEST <br /> <br />INTRODUCTION <br />The applicant Edward Nagata, is requesting to have a 5.50 acre parcel rezoned from <br />Agriculture (A-3a) to FA-la in WaiakeaHomesteads, South Hilo,'Hawaii. The property <br />is located on the south side of Ainaola Drive, near its intersection with Hale Hooko ' <br />Street. <br /> <br />If approved, the applicant intends to subdivide the subject site into 4 lots, with a <br />minimum of 1 acres. The existing single family dwelling and buildings on the property <br />will be incorporated into the subd.ivisigudesign of the lot. The 4 lots will than be <br />distributed to family members (brothers and sisters). All 4 of the proposed lots would get <br />its access from Ainaola Drive over a private road with a minimum of 16-foot wide' <br />pavement within a 20-foot wide right-of-way. <br /> <br />B. PROJECT LOCATION <br />The project area is located on the south side of Ainaola Dive in Waiakea Homesteads, <br />South Hilo. The intersection of Hale Hooko Street is approximately 400 feet to its west. <br />Traffic impact from the 4 proposed lots would at best be minimal. During the weekdays <br />traffic is a bit high in the early morning and late afternoon. <br /> <br />C. PROJECT DISCRIPTION <br />The applicant is proposing to develop a 4 lot family agriculture subdivision. The <br />applicant is proposing to have 4 of the lots serviced from Ainaola Drive over a private <br />road with a minimum 16-foot wide pavement within a 20-foot wide right-of-way. The <br />applicant would construct the private road. <br /> <br />The applicant understands that the subdivision plan submitted herein may change prior to <br />receipt of final subdivision approval to accommodate County subdivision requirements, <br />appropriate conditions of zoning approval <br /> <br />D. PROJECT TIMETABLE AND COST <br />The applicant hopes to secure the necessary County rezoning approval as soon as <br />possible and begin the subdivision and developm~t proce.ss thereafter.
