SUGAI has submitted an application for a Change of Zone from Agricultural <br />l.,.acre (A-l a) to Neighborhood Commercial-20,000 square feet(CN-20) for approximately 1.0 <br />acre ofland. The property is located adjacent to theAlenaio drainage channel on the east side of <br />Komohana Street approximately 700 feet south ofthe Komohana Street-Ponahawai Street <br />intersection, Ponahawai, South Hilo, Hawai'i, TMK: 2-3-37:19. <br /> <br />PROPOSED DEVELOPMENT <br />1. Request: Change of zone from A-la to CN-20 for 1 acre ofland: <br />2. Proposed Development: Dr. Sugai currently leases office space at the nearbyKa Waena <br />Lapaau Medical Complex under a lease agreement that expires in 2010. Although the CN <br />zoned district allows a variety of commercial uses, the applicants current plans are to <br />construct an approximately 20,000-square foot, two-story building which will contain his <br />medical office and other offices for rent/lease on the ground floor and a residential unit on <br />the second floor. The residential unit would be used by the applicant. Construction will <br />begin immediately upon approval of the change of zone, in order for the building to be <br />completed prior to the expiratio~ of the applicant's current lease. Construction of the <br />development is anticipated to cost about $2 million. Parking arid landscaping as required <br />by the Zoning Code will be provided on-site. If feasible in the future, the applicant would <br />like to construct a second building for offices uses. (Planning Department (P.D.) <br />Exhibit 1 - Change of Zone application) <br />3.
