The property is located on the southeast corner of the Kea'au Bypass Road and Milo <br /> Street intersection, approximately one mile east of the Keaau Town Center, Keaau, Puna, <br /> Hawaii, TMK: 1 -6 -152: 18. <br /> PROPOSED ACTION <br /> 1. Request: State Land Use Boundary Amendment from Agricultural to Urban and a <br /> Change of Zone from Agricultural - 20 acres (A -20a) to Limited Industrial - 20,000 <br /> square feet (ML -20) for approximately 1.646 acres of land. The applicant intends to <br /> expand the existing greenhouse and nursery supply outlet facility allowed under Special <br /> Permit No. 931 to allow the sale of retail garden supplies. tools, plants and related <br /> nursery supplies. As such, the applicant wishes to reclassify and rezone the parcel to a <br /> more appropriate zoning district rather than seek an amendment to the Special Permit. <br /> Proposed improvements include: <br /> • a new 5,000 square foot storage building with a 20 -foot overhang to provide <br /> 2,000 square feet of additional outside covered storage and parking area <br /> • additional parking stalls for a total of 17 standard and one handicapped parking <br /> stall <br /> • paving, as required on the site <br /> (Planning Department Exhibit 1 - State Land Use Boundary Amendment and <br /> Change of Zone applications) <br /> 2.
