Special Management Area (SMA): The property is located approximately 3.4 miles <br /> from the coastline and not within the Special Management Area. <br /> DESCRIPTION OF PROPERTY AND SURROUNDING AREA <br /> 10. Subject Property: The property is improved with a 4,000 square foot sales <br /> office /warehouse and loading bay, along with a 192 - square foot storage area. The <br /> greenhouse and nursery supply operation will be relocated to the proposed new 5,000 <br /> square foot building. The existing office and warehouse facility will then be used for the <br /> applicant's retail nursery and garden supply store. <br /> 11. Surrounding Zoning/Land Uses: Surrounding properties to the west and south are in <br /> the State Land Use Urban district and zoned MCX -20 (rezoned in 1998), MI; 20 (rezoned <br /> in 2004), and Single- Fancily Residential across from the Keeau Bypass Road. Properties <br /> to the north and east are in the State Land Use Agricultural district and zoned A -20a. The <br /> Ulupono Town Center is located across the project site to the west. <br /> 12. ALISH: Prime Agricultural Land. <br /> 13. Land Study Bureau's Detailed Land Classification System: "C" or "Fair ". <br /> 14. U.S. Soil Survey: The soils on the site are classified as Ola'a Silty Clay Loam (OaC), <br /> -2- <br />
