BOCKUS has submitted an application for a Change of Zone from an <br /> Agricultural 5 -Acre (A -5a) to a Family Agricultural 2 -Acre (FA -2a) zoned district for <br /> approximately 5.275 acres of land. The property is located at the end of Nohealani Street, <br /> approximately 600 feet east (mauka) of the Walua Road - Nohealani Street intersection, <br /> Kapalaalaea 2nd, North Kona, Hawaii, Tax Map Key: 7 -7 -7:47. <br /> PROPOSED DEVELOPMENT <br /> 1. Request: The applicant is requesting a change of zone from an Agricultural (A -5a) to a <br /> Family Agricultural (FA -2a) district in order to subdivide the 5.275 -acre parcel into two <br /> (2) lots, consisting of 2.6374 acres each. Objectives: According to the applicant, Roger Bockus and Eric & Kris Holms hold title <br /> to the property as Tenants -in- Common. The Roger Bockus has developed a family <br /> coffee fans and a dwelling on the mauka portion of the property and the Holms plan on <br /> building a faun dwelling and plant coffee on the undeveloped makai portion of the <br /> property. <br /> 3. Landowners: The landowners of the property are Roger Bockus and Eric & Kris Holms, <br /> who have authorized the submittal of this application. <br /> STATE AND COUNTY PLANS <br /> 4. State Land Use District: Agricultural. <br /> 5. General Plan LUPAG Map: Low Density Urban and Important Agricultural Land. <br /> 6. County Zoning: Agricultural -5 acre (A -5a). <br /> 7. Kona Community Development Plan (CDP): The Kona CDP, adopted by the Hawai`i <br /> County Council by Ordinance No. 08 131 on September 25, 2008, identifies the property <br /> as on the border of the "Kona Urban Area ". <br /> 8.
