(1) The devices are equipped with approved released <br />mechanisms which are openable from the inside without the <br />use of a key or special knowledge or effort; and <br />(2) The building is equipped with smoke detectors installed in <br />accordance with Section 310.3.10. <br />Exceptions: <br />(1) Glass jalousie blade windows and fixed glass may be used <br />for emergency e scap e or rescue. <br />(2) Escape or rescue windows in Group R Division 1 <br />Occupancies opening into an exterior exit balcony serving <br />more than two dwelling units or hotel guest rooms shall have <br />a finished sill height not more than 68 inches above the floor. <br />310.3.5 Light, Ventilation and Sanitation. <br />(a) General. For the purpose of determining the he light or ventilation <br />required by this section, any room may be considered as a portion of an <br />adjoining room when half of the area of the common wall is open and <br />unobstructed and provides an opening of not less than one tenth of the <br />floor area of the interior room or 25 square feet, whichever is greater. <br />Exterior openings for natural light or ventilation required by this <br />section shall open directly onto a public way or a yard or court located on <br />the same lot as the building. <br />Exceptions: <br />(1 ) Required windows may pen into a roofed porch where the <br />op rch: <br />(A) Abuts a public way, yard or court; and <br />(B) Has a ceiling height of not less than 7 feet; and <br />(C) Has a longer side at least 65 percent open and <br />unobstructed. <br />(2) Skylights. <br />(b) Light. Guest rooms and habitable rooms within a dwelling unit or <br />congregate residence shall be provided with natural light by means of <br />exterior glazed opening with an area not less than one tenth of the floor <br />area of such rooms with a minimum of 5 square feet. <br />(c) Ventilation. Guest rooms and habitable rooms within a dwelling unit <br />or congregate residence shall be provided with natural ventilation by <br />means of an openable exterior opening with an area of not less than one <br />twentieth of the floor area of such rooms with a minimum of 5 square <br />feet. <br />In lieu of required exterior opening for natural ventilation,a <br />mechanical ventilating system may be provided.
