The property is located adjacent to and south of the <br /> Kona Community Hospital, Haleki `i, South Kona, Hawai `i. <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the request: <br /> The applicant requests a Change of Zone from RS -15 to CN -20 to construct a <br /> medical office complex. Proposed improvements include five (5) three -story structures, <br /> each approximately 12,000 square feet in size and not exceeding 30 feet in height. The <br /> ground floor will be designated for parking. The project will be developed in two (2) <br /> phases, with the initial phase consisting of two (2) buildings. Upon build out, there will <br /> be approximately 60,000 square feet of office space in five (5) structures. . <br /> In order to consider an area for any type of zoning designation, the applicable <br /> goals, policies and standards of the General Plan must be adequately addressed.
