The property is <br /> located on adjacent to and south of the Kona Community Hospital, mauka of the Hawai`i Belt <br /> Highway, in the vicinity of Halekii Street, Halekii, South Kona, Hawaii, TMK: 8 -1 -25: 11. <br /> PROPOSED DEVELOPMENT <br /> 1. Request/Project Description: Change of Zone from RS -15 to CN -20 to construct a <br /> medical office complex. Proposed improvements include five (5) three -story structures, <br /> each approximately 12,000 square feet in size and not exceeding 30 feet in height. The <br /> ground floor will be designated for parking. The project will be developed in two (2) <br /> phases, with the initial phase consisting of two (2) buildings. Upon build out, there will <br /> be approximately 60,000 square feet of office space in five (5) structures. (Planning <br /> Department Exhibit 1 Change of Zone application) <br /> 2. Reasons for the Request: The proposed facility is intended to provide office space for <br /> the doctors who provide services to the Kona Community Hospital. The applicant states <br /> that this project will greatly reduce commuting time for both patients and doctors who <br /> must frequently travel between their offices and the hospital. <br /> 3. Timetable /Cost: The initial phase is scheduled for completion within two years of the <br /> approval of the request, with the second phase to be completed two years thereafter, <br /> subject to water availability.
