D. Rent And Other Charges <br />1. Monthly Base Rent Commencing on the Commencement Date and <br />continuing for the first 24 months of the term of this Lease, the Monthly Base Rent shall <br />be $. The Monthly Base Rent for the remaining 12 months of the term of this <br />Lease shall be $� <br />2. Tenant's Percentage of Property Expenses and Utility Charges <br />6.1305 ( "Tenant's Share "). During the entire term of this Lease, including the <br />Escalation Period, if any, Tenant shall pay monthly, as additional rent, Tenant's Share <br />of the "Property Maintenance And Operating Expenses" and utility charges not <br />separately metered (presently estimated at $ 0.81 per square foot per month). Tenant's <br />Share shall be in the amount stated above and is not dependent on the actual square <br />footage of the Premises or of the Property. <br />3. Tax on Payments Tenant shall pay Landlord an additional 4.166 <br />of the Monthly Base Rent, and "Tenant's Percentage of Property Expenses and Utility <br />Charges ", as additional rent and other payments to Landlord for Landlord's general <br />excise tax as provided in Paragraph 9 of the Standard Terms and Provisions. <br />E. Tenant's Permitted Use Tenant shall use the Premises for a <br />professional office and no other purpose as provided in Paragraph 12 of the Standard <br />Terms and Provisions. <br />F. Tenant Parking Tenant shall have 5 assigned parking spaces within the <br />Property, subject to Paragraph 10 of the Standard Terms and Provisions. <br />G. Security Deposit Waived. <br />H. Payments Tenant shall make all payments required under this Lease to <br />A.R.B.C, LLC., c/o Pacifica Realty Management, Inc. 75 -1029 Henry Street, Suite 202, <br />Kailua Kona, HI 96740 or such other address as Landlord may, from time to time, <br />designate to Tenant in writing. <br />J.
