§ 25 -5 -40 HAWAII COUNTY CODE <br />Division 4. RCX, Residential - Commercial Mixed Use Districts. <br />Section 25 -5 -40. Purpose and applicability. <br />The RCX (residential - commercial mixed use) district provides for the mixing of some small -scale <br />service type commercial uses in a district that is primarily residential in character. The intent of this <br />district is to allow a residential area to have certain convenience type of commercial uses so as to provide <br />more of a neighborhood character to the residential area. <br />(1996, Ord. No. 96 -160, sec. 2; ratified April 6, 1999.) <br />Section 25 -5 -41. Designation and density of RCX districts. <br />(a) Each RCX (residential- commercial mixed use) district shall be designated on the zoning map by the <br />symbol "RCX" followed by a number which indicates the required land area, in thousands of square <br />feet for each dwelling unit, or for each separate rentable unit in the case of boarding, rooming, or <br />lodging houses, fraternity or sorority houses, or for each commercial unit. <br />(b) In case any of the permitted uses have dormitories, two beds shall be equivalent to one separate <br />rentable unit for purposes related to the required land area in the RCX district. <br />(c) The maximum density designation in the RCX district shall be .75 which means seven hundred fifty <br />square feet of land area per dwelling unit or separate rentable unit. <br />(d) In the RCX district the following density designations shall be used: .75, 1, 1.5, 2, 2.5, 3, 3.5, 4 and <br />upward in 0.5 increments. <br />(1996, Ord. No. 96 -160, sec. 2; ratified April 6, 1999.) <br />Section 25 -5 -42. Permitted uses. <br />(a) The following uses shall be permitted in the RCX district: <br />(1) Adult day care homes. <br />(2) Bed and breakfast establishments, as permitted under section 25 -4 -7. <br />(3) Boarding facilities, rooming, or lodging houses. <br />(4) Cemeteries and mausoleums, as permitted under chapter 6, article 1 of this Code. <br />(5) Churches, temples and synagogues. <br />(6) Commercial or personal service uses, on a small scale, as approved by the director. <br />(7) Community buildings, as permitted under section 25 -4 -11. <br />(8) Convenience stores. <br />(9) Crop production. <br />(10) Day care centers. <br />(11) Dwellings, double - family or duplex. <br />(12) Dwellings, multiple - family. <br />(13) Dwellings, single - family. <br />(14) Family child care homes. <br />(15) Group living facilities. <br />(16) Home occupations, as permitted under section 25 -4 -13. <br />(17) Medical clinics. <br />(18) Meeting facilities. <br />(19) Model homes, as permitted under section 25 -4 -8. <br />(20) Neighborhood parks, playgrounds, tennis courts, swimming pools, and similar neighborhood <br />recreational areas and uses. <br />(21) Public uses and structures, as permitted under section 25 -4 -11. <br />Planning Dept. <br />Exhibit <br />
