............. <br /> COUNTY OF HAWAII / • STATE OF HAWAII• <br /> RESOLUTION NO. 225 12 <br /> RESOLUTION AUTHORIZING THE PAYMENT OF FUNDS OF A LATER <br /> FISCAL YEAR AND OF MORE THAN ONE FISCAL YEAR FOR A <br /> MULTI-YEAR LEASE OF REAL PROPERTY <br /> WHEREAS, Section 10-11 of the County Charter requires that any contract, lease <br /> or other obligation requiring payment of funds from the appropriations of a later fiscal <br /> year or of more than one fiscal year be approved by resolution; and <br /> WHEREAS, the departments of Environmental Management and Information <br /> Technology are currently located in leased space at Puainako Center; and <br /> WHEREAS, the County of Hawaii Department of Water Supply has approximately <br /> 8,880 square feet of office space available at 345 Kekuanao'a Street Hilo Hawaii; and <br /> WHEREAS, the Department of Water Supply would advance renovation costs of <br /> up to $500,000, which would be paid back by the County over five years or less, during <br /> which time rent would not be charged; and <br /> WHEREAS, after renovation costs have been repaid, rent would be $0.85 per <br /> square foot through the first ten year period and would thereafter be negotiated for <br /> additional years, based on a ten year optional extension; and <br /> WHEREAS, common area maintenance fees (CAM) are originally estimated to be <br /> $0.99 and will be adjusted to actual costs annually; and <br /> WHEREAS, relocation of the Environmental Management and the Information <br /> Technology departments would result in significant savings from the current lease rental <br /> expense; now, therefore <br />
