The property is located between Alii Drive and Walua Road <br /> approximately 370 feet south of the Alii Drive-Walua Road junction at Puaa 3rd, North Kona, <br /> Hawaii. <br /> The applicant proposes to construct a 10,000 square foot, 3-story professional office building <br /> with 25 parking stalls and perimeter landscaping. The Commission also voted to approve the <br /> applicant's request for a Special Management Area (SMA) Use Permit application for the <br /> project. <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> In order to consider an area for any type of zoning designation, the applicable <br /> goals, policies and standards of the General Plan must be adequately addressed. It is <br /> only through such a comprehensive policy analysis approach that evaluations and <br /> decisions can be made to better time and stage developments to achieve growth <br /> determined by the General Plan and related planning documents.
