9. Special Management Area(SMA): The property is not located within the SMA and is <br /> approximately 4 miles from the nearest coastline. <br /> DESCRIPTION OF PROPERTY AND SURROUNDING AREA <br /> 10. Subject Property: The property is 2.116 acres in size and is irregular in shape. This <br /> property was part of a larger property rezoned in 2007 from A-3a to FA-2a to create 2 <br /> lots. The western boundary of the property borders `Akala Road. There is an existing <br /> 3-bedroom dwelling constructed in 1961 located on the southwestern corner of the <br /> property. The remainder of the property is overgrown with Wainaku and California <br /> grass. <br /> 11. Surrounding Zoning/Land Uses: Surrounding properties to the north, northwest and <br /> east are zoned Family-Agricultural—2 acre(FA-2a) and Agricultural—3 acre (A-3a). <br /> The property located to the west across `Akala Street has recently submitted a Change of <br /> Zone from A-3a to FA-la. To the south along Kaumana Drive are properties zoned <br /> Single-Family Residential— 15,000 square feet(RS-15). Land uses in the immediate area <br /> include residential dwellings and agricultural activities. Kaumana Caves is located to the <br /> southwest on a property zoned Open. <br /> 12. Agricultural Lands of Importance to the State of Hawaii(ALISH): Prime <br /> Agricultural Land and a small portion to the southeast is Existing Urban Development. <br /> 13. Land Study Bureau's Detailed Land Classification System: Existing Urban <br /> Development and"C"or"Fair". <br /> 14. U.S.D.A. Soil Survey: Kaiwiki silty clay loam, 10 to 20 percent slopes(KaD). <br /> 15. Flood Zone: The majority of the project area is located in Flood Zone "X", an area <br /> outside of the 500-year flood area. There is a small area at the southern portion of the <br /> property in Flood Zone"A"where the existing dwelling is located. Flood Zone A is the <br /> Special Flood Hazard Area inundated by the 100-year flood where base flood elevations <br /> have not been determined. <br /> 16. Flora/Fauna Resources: There were no professional flora/fauna surveys conducted of <br /> the site. The applicants do not believe that rare or endangered floral or faunal resources <br /> -2- <br />
