Bill 275/Comm. 768 <br />BHI BoardREZ 5/30/12 <br />COUNTY OF HAWAII PLANNING DEPARTMENT <br />BACKGROUND REPORT <br />HAWAII ISLAND BOARD OF REALTORS <br />CHANGE OF ZONE APPLICATION (REZ 12-153) <br />HAWAIII ISLAND BOARD OF REALTORS has submitted an application for a <br />Change of Zone from a Single -Family Residential —10,000 square feet (RS -10) to a General <br />Commercial — 20,000 square feet (CG -20) zoning district for approximately 20,160 square feet of <br />land. The subject property is located on the east side of Kino`ole Street, approximately 250 feet <br />north of West Lanikaula Street, Waiakea Houselots 2nd Series, South Hilo, Hawaii, TMK: 2-2- <br />024:005. <br />PROPOSED ACTION <br />1. Applicant's Request: Change the zoning district from Single -Family Residential — <br />10,000 square feet (RS -10) to General Commercial — 20,000 square feet (CG -20) for <br />20,160 square feet of land. According to the Zoning Code, the purpose of the General <br />Commercial district is to provide an area suitable for commercial uses and services on a <br />broad basis to serve as the central shopping or principal downtown area for a city or a <br />region. No CG district shall be established until there is a demonstrated need for such <br />action and no two CG districts shall be established in such relationship to each other that <br />they cannot act as one center and yet are too close together to serve two distinct regions. <br />Requirements for establishing a land use in the CG district, including a list of the variety <br />of permitted land uses, are shown in Section 25-5-110 to 118 of the Zoning Code. Reason for Request: The applicant is requesting the change of zone in order to use the <br />existing dwelling as an office for the ongoing operations of the Hawaii Board of Realtors <br />(HIBR). HIBR was established in 1967 and currently has 609 members. The <br />organization is served by three employees who are on-site five days a week from 8:00 <br />a.m. to 5:00 p.m. Periodic meetings and classes, related to HIBR business, will occur on <br />the property. Meetings will take place weekly and may include 15 members and guests. <br />-1- <br />
