Classes will be held 8-10 times a year with a maximum of 18 participants. The applicant <br />is proposing minimal renovations to the existing 1930's -era dwelling. A circular <br />driveway providing a separate ingress and egress from Kino`ole Street is also proposed. <br />On-site parking and landscaping meeting the requirements of the zoning code will be <br />provided. (P.D. Exhibit 2 - Change of Zone Application) <br />3. Landowners: Hawaii Island Board of Realtors. <br />STATE AND COUNTY PLANS <br />4. State Land Use District: Urban. <br />5. General Plan LUPAG Map Designation: High Density Urban. This designation <br />allows for general commercial, multiple family residential and related services <br />(multiple family residential -- up to 87 units per acre). <br />6. Current County Zoning: Single -Family Residential —10,000 square feet (RS -10). <br />7. Hilo Community Development Plan (CDP): The Hilo CDP, adopted by Resolution No. <br />1 effective May 21, 1975, designates this area as RM -4. <br />DESCRIPTION OF PROPERTY AND SURROUNDING AREA <br />8. Subject Property: The property is 20,160 square feet in size, relatively flat and <br />rectangular in shape. There is a two-story dwelling on the property that was built in 1938 <br />and is approximately 2,200 square feet in size and in good condition. The remainder of <br />the property is planted with grass lawn and shrubs. There are stone walls along the east <br />and south property boundary that will be left in place. <br />9. Surrounding Land Uses/Zoning: Immediately surrounding lands are zoned RS -10 and <br />primarily consist of single-family dwellings. Nearby commercial uses include a credit <br />union and medical office building located about 150 feet to the north, at the intersection <br />of Lono St and Kino`ole St, on properties zoned CG -20 and CN -10. There is also a vacant <br />lot zoned CG -10 in this area. About 320 feet to the southwest at the Kino`ole St — West <br />Lanikaula St intersection is a law office and kidney dialysis clinic on lands zoned CN -20. <br />-2- <br />
