The site is a problematic site. Drainage, ingress and egress, old growth trees on <br /> the property line, noise and nuisance for all. <br /> With phase one of University Village being completed in 2013 with 300 beds <br /> which sits on 5 acres of the 33 acre site. 5 more phases could be built in the <br /> near future so there may be another 1500 beds in addition to the 300 so the <br /> apartments are not that critical for student housing. <br /> This is not student housing and yes in the future since it is an apartment <br /> complex it could become section 8 or low income housing. Some people need to <br /> show a loss for tax reasons and also tax credits and other types of credits are <br /> given by the different government entities. <br /> In regards to property value the closer to the complex the more property value <br /> will drop. <br /> Another factor for students and residents renting in the area is there cost of <br /> housing will increase if the apartments are renting for more money per month <br /> than current rentals are now renting for now. <br /> The photos show how unsafe the road and shoulder is and how unsafe the <br /> ingress and egress is compare to Tobi Hale, University Palms and Hale Haumanu. <br /> I would not oppose the lot being split into 2 TMK's but not 3 or 4. 3 or 4 TMK's <br /> will make the site to dense and the same issues will occur. <br /> Mr. Onishi as our county councilman please honor our wishes and deny this <br /> rezoning. We elected you to keep our neighborhood safe and residential. <br /> I hope with the evidence presented the County Council will vote 9 to zero to <br /> deny this rezoning. <br /> Sin ly, <br /> Sam Cooper <br />
