Mamalahoa Highway. Although the property fronts the coastline, it is elevated from the <br /> shoreline by cliffs of approximately 200 feet in height and has no direct ocean access. <br /> The property is improved with an approximately 932-square foot house with a 210 square <br /> foot porch, a dilapidated dwelling(according to SHPD, constructed in 1908)with <br /> adjacent shed, and a 10 x 10 foot wood shed. The applicant proposes to demolish the <br /> dilapidated dwelling and shed. In addition,there is a 37-foot long, 12-foot wide, self- <br /> contained travel trailer on a graded site on the northwest side of the property, with a <br /> retaining rock wall makai of the trailer about four feet high and 40-foot long. There are <br /> two gates to the property fronting the Old Mamalahoa Highway. With the exception of <br /> the portion of the property fronting the ocean, a split rail/barbed wire fence runs more or <br /> less equally down the middle of the property and along the perimeter of the property. <br /> Several large plum trees, silver oaks,various fruit trees and wild guava grow on <br /> the property. One portion of the property (Elaine Powers' side) is grazed by animals, <br /> while the remaining portion (Bolner's side) is contoured and overgrown with <br /> approximately %2-acre mowed. Other structures on the property include a"blue stone" <br /> (for surveying purposes) and a wood-fired oven. <br /> 9. Building Permits: According to Building Permit Records, the following building <br /> permits have been issued(but not finalized) for the uses associated with this request: <br /> • Building Permit No. 2011-0521H for demolition of the existing dwelling <br /> • Building Permit No. 2011-0522H for the new dwelling <br /> • Building Permit No. 2011-0538H,plumbing for the new dwelling <br /> 10. Surrounding Land Uses/Zoning: Lands around the vicinity of the site are zoned <br /> Agricultural (A-20a) and include residential and agricultural uses on lots as small as just <br /> over an acre in size, with the majority of lots less than the 20-acre prescribed by zoning. <br /> 11. Flood Insurance Rate Map (FIRM): Minimal Tsunami Inundation area. <br /> 12. U.S.D.A. Soil Survey Report: Ookala medial silty clay loam, 10 to 20 percent slopes. <br /> 13. Land Study Bureau Soil Productivity Rating: "C"or"Fair." <br /> 14. ALISH Map: Prime Agricultural Land and Other Important Agricultural Land. <br /> 15.
