Mr. Duane Kanuha,Director <br /> May 29, 2015 <br /> Page 10 <br /> • Designate and allocate land uses in appropriate proportions and mix <br /> and in keeping with the social, cultural and physical environments of <br /> the County <br /> • The County shall encourage the development and maintenance of <br /> communities meeting the needs of its residents in balance with the <br /> physical and social environment <br /> • Zoning requests shall be reviewed with respect to General Plan <br /> designation,district goals,regional plans, State Land Use District, <br /> compatibility with adjacent zoned uses, availability of public services <br /> and utilities,access,and public need <br /> • The compatibility of agricultural and non-agricultural uses should <br /> be carefully reviewed and where appropriate, buffers required <br /> • Rural-style residential-agricultural developments, such as new small- <br /> scale rural communities or extensions of existing rural communities, <br /> shall be encouraged in appropriate locations <br /> • The county shall encourage the development and maintenance of <br /> communities meeting the needs of its residents in balance with the <br /> physical and social environment <br /> • Agricultural land shall be used as one form of open space or <br /> green belt. <br /> In view of the foregoing goals and policies, it is noted that the requested <br /> zoning would be consistent with the Low Density designation of the <br /> LUPAG map. It would also be generally compatible with the surrounding <br /> area. There are many1.-3-acre lots adjacent and makai of the subject site. <br /> There is an FA-la zoned property adjacent to the Site. <br /> The soil of the site is classified "E" or very poor by the Land Study <br /> Bureau. As such, although there is no agricultural use on the property, it <br /> has the potential. This request should thus encourage more intensive <br /> agricultural activities on the site. <br /> The subject site is designated Zone"X"on the Federal Flood Insurance <br /> Rate Map and is also located outside of any drainage ways. As such,there <br /> should be little physical impediments to the subdivision of the property. <br />
