Special Management Area: The property is not situated within the Special <br /> Management Area and is approximately 940 feet from the nearest shoreline. <br /> DESCRIPTION OF PROJECT SITE AND SURROUNDING AREA <br /> 18. Project Site and Property: The property is approximately 6.27 acres in size and is <br /> currently vacant of structures and uses. It is situated on the south side of the Hualalai <br /> Road approximately 1,000 feet mauka(east) of the intersection of Hualalai Road and <br /> Kuakini Highway. <br /> 19. Surrounding Zoning/Land Uses: The properties are surrounded by lands designated as <br /> Urban by the State Land Use Commission. To the east is a property zoned RS-10 and <br /> further east is the Aloha Kona Subdivision made up of residential lots zoned A-5a(non- <br /> conforming). To the southeast is The Pines residential complex, which is zoned RM-4. <br /> To the south are properties zoned A-1 a and further south are properties zoned RM-2 and <br /> RM-4. To the west are properties zoned V-1.25 and V-.75. To the north are properties <br /> zoned CV-7.5. <br /> 20. FIRM: According to the Flood Insurance Rate Map prepared by the U.S. Army Corps of <br /> Engineers, the project site is located within Zone X, an area outside the 500-year flood <br /> plain. <br /> 21. Flora/Fauna Resources: A formal flora or fauna survey of the property was not <br /> conducted by the applicant. The original applicant submitted information based on a <br /> visual inspection of the site and the archaeologist's report of this area, that the vegetation <br /> consisted predominately of exotic grasses and moderately dense trees, including elephant <br /> grass, fountain grass, sour grass,kiawe trees and koa-haole trees. The archaeological <br /> report also noted the presence of ilima,bitter yam, lilikoi, day flower,plumeria,hibiscus, <br /> waiwi, and an autograph tree. The applicant also noted that based on much of the <br /> surrounding areas being developed with structures, it does not appear likely that one <br /> would find rare or endangered animal life on the site. <br /> 22. Archaeological Resources: An archaeological reconnaissance survey of the project site <br /> was conducted by Paul Rosendahl, Ph.D, Inc, in April of 1979. The survey identified the <br /> -3- <br />
