13. Surrounding Zoning/Land Uses: Surrounding properties are zoned Single-Family <br /> Residential— 10,000 square feet(RS-10) and primarily in residential use. The property to <br /> the north across Lono Street is zoned General Commercial—20,000 square feet(CG-20) <br /> and is the site of a credit union. The property to the northwest across the intersection is <br /> zoned Neighborhood Commercial— 10,000 square feet(CN-10) and is developed as a <br /> medical office. <br /> 14. Flood Zone: Zone"X", an area determined by FEMA to be outside the 500-year flood <br /> plain. <br /> 15. Flora/Fauna Resources: No formal flora/fauna study was submitted with the <br /> application as the site has been used extensively for residential purposes for several <br /> decades. <br /> 16. Archaeological Resources: It is highly unlikely that any archaeological, cultural or <br /> historic sites are present on the property as the property has been fully development with <br /> a dwelling from about 1962 to 2006, when it was demolished. In a letter dated August <br /> 25, 2015, the State Historic Preservation Division determined that no historic properties <br /> will be affected by the rezone since because the property has been subject to <br /> residential/urban development. <br /> 17. Access: Access to the property is from Lono Street and Kino`ole Street, which are <br /> County roads. Lono Street has a pavement width of 20 feet with no sidewalk <br /> improvements within a 60-foot wide right-of-way. Kino`ole Street has a pavement width <br /> of 36 feet with 10-foot wide (4-foot paved, 6-foot grass) sidewalks within a 60-foot right- <br /> of-way. <br /> 21.
