The property is located on Manono Street, <br /> approximately 200 feet north from the intersection of Kekuanaoa Street and Manono Street, <br /> Waiakea House Lots, Waiakea, South Hilo, Hawai`i, TMK: 2-2-034:083. <br /> PROPOSED DEVELOPMENT <br /> 1. Request/Project Description: The applicant is requesting a Change of Zone from <br /> RS-10 to CN-20 to establish manufacturing and retail uses on-site, which includes the <br /> construction of a new 6,300 square-foot(35-foot by 180-foot) building. The building is <br /> proposed to be single-story but could include a second level with mezzanines or floors. <br /> The proposed commercial building will be used for the new location of the Atebara Chips <br /> &Hawai`i Island Gourmet business and for additional tenant space for other businesses. <br /> Parking will be provided on-site. Timetable/Cost: The applicant intends to commence construction within the next five <br /> years and complete within 10 years from the date of approval. The cost of construction is <br /> estimated at approximately$1,000,000. <br /> 3. Number of employees: According to the applicant, the amount of employees should <br /> remain the same for the Atebara business, which is 4 full-time and 5 part-time employees. <br /> There may be three to four additional bays that will rented to other businesses, which <br /> may have 2 additional employees per bay(6 to 8 total). <br /> 4.
