Arakaki, Chairman <br /> and Members of the County Council <br /> Page 3 <br /> Approval of this request would also contribute to a diverse socio-economic housing mix <br /> within the region. In this manner, the request would also complement the following goals and <br /> <br /> policies articulated in the Housing Element of the General Plan: <br /> o Attain safe, sanitary, and livable housing for the residents of the County of <br /> Hawaii. <br /> o Attain a diversity of socio-economic housing mix throughout the different parts <br /> of the County. <br /> o Maintain a housing supply which allows a variety of choice. <br /> o Develop better places to live in Hawaii County by creating viable communities <br /> with decent housing and suitable living environments for our people. <br /> The Land Use Pattern Allocation Guide (LUPAG) Map component of the <br /> General Plan is a representation of the document's goals and policies to guide the <br /> coordinated growth and development of the County. It reflects a graphic depiction of <br /> the physical relationship among the various land uses. The requested zone change from <br /> Agricultural-1 acre (A-la) to Single Family Residential-10,000 square foot (RS-10) <br /> conforms to the LUPAG Map, which designates the area for Medium Density Urban <br /> Development, which allows for village and neighborhood commercial and residential <br /> and related functions (3-story commercial; residential---up to 35 units per acre). <br /> The proposed development would implement the goals, policies and courses of <br /> action of the General Plan for South Kohala. In the implementation of these goals and <br /> policies and standards, the applicant will complete its proposed project in compliance <br /> with all of the codes and standards referenced above. The proposed development is <br /> located within close proximity to all necessary urban services and facilities, and will <br /> serve the area of South Kohala. Therefore, the proposed rezoning and development <br /> will complement the land usage within [he community and neighborhood it is proposed <br /> to be located in. <br /> The request is compatible with the Waimea Design Plan. The Waimea Design <br /> Plan suggests the area be maintained for Medium Density Urban uses. The subject <br /> property is located in an area designated as Urban by the State Land Use Commission. <br /> An Urban classification is compatible with the requested Single Family Residential <br /> (RS-10) zoning. <br /> <br />
