The property is located along the south side of Lama Street, approximately
500 feet west of the Railroad Avenue—Lama Street intersection in the Pana`ewa House Lots,
Waiakea, South Hilo, Hawai`i.
The Commission concurs with the following Planning Director's reasons for recommending
favorable consideration of the request:
The applicant is requesting a Change of Zone from A-3a to RA-1 a for 2.73 acres
of land in order to subdivide the property into two lots. The RA-la zoning district, with a
minimum lot size of 1 acre, would allow a maximum density of 2 lots for the 2.73-acre
property.
The reason for the request for the change of zone is to allow the property to be
subdivided into two lots for family estate planning purposes. There are two dwellings
constructed on the subject property. Upon approval of the request, the applicant plans to
convey a lot with a dwelling to each of her two children.
Hawai`i County is an Equal Opportunity Provider and Employer
