BTanakaAinendR EZ.doc-s hw7/24/2017 <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> BACKGROUND REPORT <br /> RODNEY TANAKA (FORMERLY CYNTHIA KU`ULEI THOMAS) <br /> AMENDMENT TO CHANGE OF ZONE ORDINANCE NO. 07 136 (REZ 07-000065) <br /> RODNEY TANAKA (FORMERLY CYNTHIA KIPULEI THOMAS) has submitted a <br /> request for an additional 5-year extension of time to comply with Condition C (Complete <br /> Construction) of Ordinance No. 07-136, which rezoned approximately 22,500 square feet from <br /> the Single-Family Residential— 10,000 square feet (RS-10) district to the Industrial-Commercial <br /> Mixed Use—20,000 square feet (MCX-20) district. The property is located on the northwest <br /> corner of the Lanikaula Street and Hinano Street intersection, Waiakea House Lots 1st Series, <br /> Waiakea, South Hilo, Hawai`i, TMK: 2-2-036:090. <br /> PROPOSED ACTION <br /> 1. Request and Reasons for Request: The applicant is requesting a 5-year time extension <br /> to comply with Condition C, which required construction to be completed within five <br /> (5) years from the effective date of Ordinance 07-136. If granted the request will allow <br /> the construction to be completed within five (5) years of the effective date of this <br /> amended Ordinance. The proposed project is a 9,075-square foot steel framed building, <br /> which will be used as a warehouse/retail space with office for the applicant. The <br /> applicant will be the sole tenant. The applicant has been unable to proceed with <br /> construction of the project due to unforeseen design delays. Thus, the construction of the <br /> proposed project would not be completed by the administratively granted deadline of <br /> October 10, 2017. However, the applicant remains committed to completing the <br /> construction and related improvements for this project. <br /> (Planning Department Exhibit 1 — Change of Zone Application). <br /> 2.
