BTanakaAinendR EZ.doc-s hw7/24/2017 COUNTY OF HAWAII PLANNING DEPARTMENT BACKGROUND REPORT RODNEY TANAKA (FORMERLY CYNTHIA KU`ULEI THOMAS) AMENDMENT TO CHANGE OF ZONE ORDINANCE NO. 07 136 (REZ 07-000065) RODNEY TANAKA (FORMERLY CYNTHIA KIPULEI THOMAS) has submitted a request for an additional 5-year extension of time to comply with Condition C (Complete Construction) of Ordinance No. 07-136, which rezoned approximately 22,500 square feet from the Single-Family Residential— 10,000 square feet (RS-10) district to the Industrial-Commercial Mixed Use—20,000 square feet (MCX-20) district. The property is located on the northwest corner of the Lanikaula Street and Hinano Street intersection, Waiakea House Lots 1st Series, Waiakea, South Hilo, Hawai`i, TMK: 2-2-036:090. PROPOSED ACTION 1. Request and Reasons for Request: The applicant is requesting a 5-year time extension to comply with Condition C, which required construction to be completed within five (5) years from the effective date of Ordinance 07-136. If granted the request will allow the construction to be completed within five (5) years of the effective date of this amended Ordinance. The proposed project is a 9,075-square foot steel framed building, which will be used as a warehouse/retail space with office for the applicant. The applicant will be the sole tenant. The applicant has been unable to proceed with construction of the project due to unforeseen design delays. Thus, the construction of the proposed project would not be completed by the administratively granted deadline of October 10, 2017. However, the applicant remains committed to completing the construction and related improvements for this project. (Planning Department Exhibit 1 — Change of Zone Application). 2.
