BOYS Properties LLC-REZ17-000224.shw 12/14/2017 <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> BACKGROUND REPORT <br /> OYS PROPERTIES LLC <br /> CHANGE OF ZONE APPLICATION (REZ 17-000224) <br /> OYS PROPERTIES LLC has submitted an application for a Change of Zone from a <br /> Single-Family Residential - 15,000 square feet (RS-15) to a Single-Family Residential - <br /> 10,000 square feet (RS-10) zoning district for approximately 21,815 square feet (0.5008-acre) of <br /> land. The subject property is located at 344 Kehaulani Street, northwest about 165 feet from the <br /> W. Kawailani Street and Kehaulani Street intersection in the Waiakea Homesteads, Waiakea, <br /> South Hilo, Hawai`i TMK: (3) 2-4-010:028. <br /> REQUEST <br /> 1. Proposed Development: The applicant is requesting a Change of Zone from a <br /> Single-Family Residential - 15,000 square feet (RS-15) to a Single-Family Residential - <br /> 10,000 square feet (RS-10) zoning district for approximately 21,815 square feet <br /> (0.5008-acre) of land to subdivide the property into two lots. Each lot will be a minimum <br /> of 10,000 square feet in size. One of the resulting lots will retain an existing <br /> single-family dwelling built in 1951. Upon approval of the change of zone, the applicant <br /> will apply for subdivision approval immediately. <br /> (Planning Department (P.D.) Exhibit 1- Change of Zone Application) <br /> 2. Reasons for Request: The applicant expressed their intent to subdivide the subject <br /> parcel for estate planning purposes and plans to build a single-family dwelling on the <br /> newly created lot. The applicant provided a revised preliminary subdivision plat, which <br /> will address the required minimum 10,000-square foot lot sizes. (P.D. Ohana Dwelling Permit No. OHD 95-48: On August 1, 1995, the Planning Director <br /> granted an Ohana Dwelling Permit No. 95-48 to allow a second dwelling on the subject <br /> property with conditions.
