It is understood that the subdivision plan submitted herein may have <br /> to be adjusted prior to receipt of final subdivision approval to <br /> accommodate County subdivision requirements and appropriate <br /> conditions of approval. <br /> B. Protect Timetable and Cost <br /> The applicant hopes to secure County rezoning approval as soon as <br /> possible and begin the subdivision process immediately thereafter. <br /> Tentatively, plans call for having the land subdivided by the end of <br /> 2018 or beginning of 2019. The estimated cost of improvements for <br /> this project will be minimal based on the necessary improvements. No <br /> roadway or water improvements will be necessary as both lots-will <br /> front Kihalani Homestead Road, which is a County owned and <br /> maintained roadway. Additionally, the subject parcel is served by the <br /> Department of Water Supply with two existing water meters. As noted <br /> earlier, the applicants will be conveying the newly created lot to one of <br /> their children with the plan to construct a new single-family dwelling, <br /> which has an estimated cost of $250,000. <br /> IV. INSTITUTIONAL CONSIDERATIONS <br /> A. State Land Use <br /> The subject site is designated Agriculture. Based on the.proposed lot <br /> size, no.State Land Use Commission action is required. The County of <br /> Hawai'i can.process the rezoning request. <br /> B. County_General Plan <br /> The County General Plan Land Use Pattern Allocation Guide <br /> ("LUPAG") map designates the subject site as Important Agriculture <br /> Land. This designation allows consideration for uses that are single- <br /> family residential in character and agriculture uses. <br /> The .proposed agricultural subdivision resulting in two (2) lots would be <br /> consistent with the Important Agriculture Land designation. As such, <br /> no General Plan amendment would be required to effectuate this <br /> project. <br />
