STATE AND COUNTY PLANS <br /> 2. State Land Use Designation: Urban. <br /> 3. General Plan LUPAG Map: Low Density Urban. <br /> 4. County Zoning: Agricultural 3-acre (A-3a). <br /> 5. Special Management Area: The SMA is a part of the Coastal Zone Management <br /> Program regulated by the County. The project site is located more than three miles from <br /> the shoreline and is not in the SMA. <br /> DESCRIPTION OF PROJECT SITE AND SURROUNDING AREA <br /> 6. Subject Property: The property is a roughly triangular in shape and is 12.728 acres in <br /> size and is located on the south side of Haihai Street, across from Lei Lehua Street. The <br /> property was part of a subdivision in 2018 (SUB 18-01791), which subdivided <br /> TMK: 2-4-039:025 into two (2) parcels, including the subject parcel (Planning <br /> Department Exhibit 2 —SUB 18-01791). The intersection of Haihai Street and Ainaola <br /> Drive is approximately 930 feet to the east. The subject property is currently vacant of <br /> uses and structures. The property has been previously cleared and is overgrown with <br /> non-native plants and other invasive species. <br /> 7. Surrounding Zoning and Land Uses: The area is predominantly urban and residential <br /> in character with some agricultural lots. Properties to the northwest and west are zoned <br /> Single-Family Residential (RS-10 &RS-15). Properties to the north and east are zoned <br /> Agricultural (A-3a &A-la). Properties to the south are zoned Single-Family Residential <br /> (RS-10) and Agricultural (A-3a & A-la). The majority of the area is within the State <br /> Land Use Urban district, including the subject property. <br /> 8. ALISH: Existing Urban Development. <br /> 9. Land Study Bureau's Productivity Rating: Existing Urban Development. <br /> 10. Noise Impacts: Existing ambient noise includes traffic from Haihai Street. Short-tem' <br /> noise impacts associated with the project are temporary, and all applicable rules <br /> governing construction noise abatement will be observed. <br /> 11. FIRM: The property is mainly located within the Flood Zone "X", which is an area <br /> outside of the 500-year flood plain. There is a small portion within the Flood Zone <br /> "AO", which is the special flood hazard area that corresponds to the areas of one- <br /> . , <br /> -2- <br />
