Public schools are located less than three miles from the site. The property is mainly located within the Flood Zone "X", which is an area outside of the 500-year flood plain. There is a small portion within the Flood Zone "AO", which is the special flood hazard area that corresponds to the areas of one-hundred-year shallow flooding (usually sheet flow on sloping terrain) where average depths are between one to three feet.
